For a person looking for a Tulum lot near beach, this one is highly recommended. Kulkulcan Rd has been paved and will soon extend to the ocean. This lot is 200 meters from Kulkulcan road. This is a perfect distance from Kulkulcan to avoid the trafic and noise. Also nearby is 5th avenue, which is slated to be the south access to the beach. From here you are ¾ of a mile or 1.2km to the beach. The ocean is so close, that you can see the roof of El Pez on the beach road. Downtown Tulum is about the same distance, and both are a 15 minute bicycle ride.
In region 15, mza 212, lot 8 is 1100 meters square or 11,900 square feet. The price has been reduced from $140,000 to $110,000 U.S. All other lots in in this mza have been sold and 2 luxury homes have been built.
This is currently the closest under development community to the beach and considerably closer than Aldea Zama. The lots are much larger than those in Aldea Zama. For example, Aldea Zama La Privada lots are about 376 m2 lot for $150,000 USD.
This area is going to explode with development as the Kulkucan is now becoming reality. Lot prices in Tulum have risen in excess of 10 percent per year for the last several years. With the direct beach access, this part of Tulum is becoming the most desirable. As you know, Cancun airport is about 1.5 hours north. There was discussion of a Tulum airport, but it appears that will not happen in the near future. Perhaps, that is a better outcome. The more Tulum is preserved, the less likely it will become another Playa del Carmen and Cancun.
